Where project details come from
Project pages bring together reviewed developer brochures, official developer announcements and government records where available. Each project lists its own sources and information status. The recorded check date describes that project record; it is not a promise that prices or unit availability were reconfirmed on that date.
How indicative average PSF is calculated
The interactive catalogue uses recorded URA transactions across all bedroom types. It takes the latest five eligible sales where available and includes every sale in the same month as the fifth sale. If fewer than five are available, it uses the available eligible sales.
Each sale’s price per square foot is calculated from its recorded price (net price where supplied) and floor area. The displayed figure is the equally weighted average of these sale-level values, rounded at the end. Bulk and landed transactions and invalid or future records are excluded. The sale count and period are available in the interactive project information.
Transaction data is checked daily. Visitors see saved figures and their update date; a delayed refresh retains the last saved figures. A missing figure is not zero. Historical PSF is neither a current asking price nor a valuation, and bedroom filters do not change the all-bedroom transaction calculation.
Launch, TOP and upcoming projects
A sales launch is when a development begins sales. Expected TOP is a forecast completion milestone; actual TOP and contractual vacant possession are separate. Our year guides use explicit recorded launch or preview statements, not a brochure date or land award as a substitute for a launch date.
Upcoming listings may use provisional site names and have limited details until official materials are released. A government land or planning record does not mean URA endorses a listing or guarantees its launch timetable. Unconfirmed details remain labelled as such.
Keeping information useful
Brochures, layouts and project facts are updated when new materials have been obtained and reviewed. They are not all refreshed daily. Current prices, availability, final specifications and viewing arrangements should be confirmed before making a decision.
